As the first new condo in the heart of the West Don Lands neighbourhood, this project is already generating a lot of attention from Realtors, the media, and condo investors alike. Because the West Don Lands is a brand new neighbourhood, being built from scratch, most people don’t even know where it is! This post will help you understand where Canary District Condos is going to be located in relation to the downtown and in relation to the West Don Lands.

The first image above in this post shows the entire downtown east side, including the West Don Lands. Side note: many people find it confusing that the “West Don Lands” neighbourhood is actually on the east side of downtown, the name is derived from the Don River which empties into Lake Ontario here. The name is derived from the fact that the area is on the west side of the Don River.

This next image below is a zoom in of the West Don Lands which shows Canary District. What is not on this map is three new TTC streetcar stops which will be located along Cherry Street.

Next up is a picture of a scale model of the West Don Lands neighbourhood. In the foreground is the Don River Park. Right up the middle is Front Street which will act as the centre piece of the neighbourhood. It will be as wide as Spadina avenue, but will only have 2 lanes for traffic. The remaining expanse will be filled will extra wide pedestrian-friendly sidewalks and sitting areas, lush landscaping, and patios for the restaurants, cafes and shops.

Next is a photo of the actual site for Canary District as it looks today. It is amazing to think that this empty piece of land will play such an important part of Toronto’s future. The West Don Lands will be a model for urban renewal and brownfield redevelopment for cities all over the world!

There has been a lot of buzz lately about Eglinton Avenue, mostly due to the ongoing political battle over the LRT line that is being added to this major route and whether or not that line should go underground. Well, regardless if it goes underground or overground one thing is certain: Yonge and Eglinton is about the become the next Yonge and Bloor. Look at what the Sheppard subway line ahs done for condo development on Sheppard over the last decade. Over the next 10 years you can expect to see the same thing on Eglinton.

From an investment standpoint, it is hard to go wrong with Yonge street. The West Don Lands is an entirely new neighbourhood is under construction in downtown Toronto and its name is the West Don Lands. The centre piece of the neighbourhood is the 18-acre Don River Park which is nearly complete. It’s amazing to think that in just 3 years time, this HUGE parcel of land which was an industrial waste land just a couple years ago will be completed transformed into a thriving neighbourhood with condos, apartments, retail, schools, recreation facilities, new public transit lines, roads, bike lanes, restaurants and shops.

The reason why so many people are already excited about Canary District Condos is because this is the first opportunity to purchase something in the centre of the West Don Lands neighbourhood. River City and River City 2 are great projects and also located in the West Don Lands neighbourhood, however, Canary District arguably has a much better location as it will be right on the new section of Front Street, which will lead directly in the heart of the Don River Park.

Something extremely unique about Canary District is that the building will be completed in time for the 2015 Pan Am games and the units will first be used as housing for the athletes. Once the games are finished, the suites will be finished to the purchaser’s specifications and handed over. Exact details on this program are yet to be released but something similar was done in Vancouver for the 2010 Winter Olympics.

Concert Properties is no stranger to this area, having brought The Berczy to market just south east of here about 2 years ago. At the time, Concert was brand new to the Toronto market, although they are well-known in Vancouver. Today the Berczy is totally sold out and there is a waiting list of buyers looking to buy units from the original purchasers in that building, and Concert is also working away at a large rental building (brand new) at Dundas and Bay.

88 Scott looks to be a classic, Big City, New York, ‘Grown-up’ sort of skyscraper. All this creates an architecturally interesting structure.

The location straddles perfectly the hustle and bustle of the financial district and Yonge street with the immensely popular St Lawrence Market neighbourhood which is enjoying a sort of renaissance of late, especially with more established and down-sizing type buyers.

The building is clearly aimed much more at the end-user buyer than the investor buyer, which is one reason why a lot of savvy investors are buying into the building right now! 109OZ: Even Hipsters Need Condos

Reserve is suddenly making some big noise in the Toronto condo scene with several projects launched over the last year or so including the very successful RISE at Bathurst and St Clair and Motif which is just a stone’s throw from where 109oz will be on Ossington as well.

Obviously the title of this blog post is meant to be tongue-in-cheek, but Ossington is hands down the hippest ‘hood in the city at the moment in case you haven’t heard. Restaurants and clubs have been popping up like crazy here since around 2008, and now the condos are following. Anyone who lives in the area has seen the area’s massive transformation over a very short period of time from derelict buildings and a plethora of auto-repair garages to bleeding edge galleries and lineups out the door for the city’s best pizza.

I just got back from the 109oz sales centre and it certainly looks like this project will be another success. Motif sold very quickly, and will likely again at 109oz. Standout features include gas cooking, integrated appliances including microwaves right in the kitchen island, 9′ and 10′ ceilings (10′ on floors 5&6), gas connections on the balconies are standard. Parking is a pretty good price at $35K and available for suites over 660 square feet. Prices are averaging around $572 per square foot for the building at the moment. Eau Du Soleil: Getting to Know the Site

Eau Du Soleil is a massive project. It will consist of 2 huge towers, one 66 storeys and the other 46 storeys. They will be connected by a very impressive podium and the site will also feature a large public park including a rumored water feature + skating rink. I wanted to give my readers a brief overview of the site and area around the site to help understand why this is project is going to be so awesome! First off, I want to apologize for the extremely unprofessional graphics in the images on this post. One of the consequences of having Platinum level access to a condo building months before the general public is that the developer has not had time to create all the marketing materials and thus, sometimes I have to create my own using good old Microsoft Paint!

Now, the first image at the top of this post was taken from one of the Penthouse units at Beyond the Sea. This unit is on the 37th floor of the south tower. If the views are this good at floor 37, imagine what they will be like at 60+ at Eau Du Soleil! Wow.

The next image below is really the one that no developer in this area wants you to see, but it’s really crucial for any buyer in this area to understand. There is a lot of development happening in this area which, as always, is a good and a bad thing. It’s good because it shows that people really want to live here and likely values will appreciate significantly over time. It’s bad in that it will increase congestion in the area and many views will be impacted by upcoming developments.

The key takeaway from this is that unlike all the other buildings to be built in this area, Eau Du Soleil is in effect on the ‘corner lot’ for the neighbourhood. There is nothing but parkland in front of it on 2 sides meaning those lake views are forever safe. Also noteworthy is that all the buildings that will front Lake Shore Blvd will be 3-5 storey commercial/retail buildings. The infusion of retail into the area will be a key to creating that ‘urban village’ feeling and make the whole area much more desirable than it is today.

Continuing on to the image below, I created this extremely high-tech drawing to clear up some of the confusion around the orientation of the first tower (Tower A) for Eau Du Soleil. The floor plate shows the different units in their proper orientation. I also tried to show the site lines for units that are below 46 storeys. Of course units above the 46th storey at Eau Du Soleil should have the luxury of completely unobstructed views in every direction!

Eau Du Soleil: The Tallest Waterfront Condo in Canada is Here

Eau Du Soleil is finally here. This is a project that I have been waiting for since mid 2011 and now that I finally have the details on the project I can tell you that it does not disappoint. Unless you are a condo industry insider, chances are you have not even heard of this project, however, in the next few months I can pretty much guarantee this project will be the talk of the town. I will be writing more about Eau Du Soleil in the weeks ahead, however, I wanted to start by giving my readers the basic facts of the project.

What is it?

Eau Du Soleil (pronounced “Oh-Do-So-Lay“). The name is french and it means “Most Epic Condo Ever”. Just kidding, but seriously, this project is going to be incredible. I’m very excited about this building.

Why is it Significant?

EDS will likely be the tallest waterfront condo, not just in Toronto, but in all of Canada. The project will consist of 2 MEGA towers, 66 and 46 storeys tall. These towers will not be near the waterfront, or in the vicinity of the waterfront, they will be RIGHT ON THE WATERFRONT.

When are Sales Starting?

My clients can actually start buying units today. In about 6 months, there will be a million dollar sales office, complete with all the bells and whistles, right on the future site of the building. By then, the whole city will know about this project, most of the building will be sold out, and prices will likely be up significantly from where they are today.

Bringing Sexy Back to the Entertainment District: NOIR CONDOS

It’s black-on-black with white accents for this tower that will surely stand out from the its neighbours when complete in a few years. The tower will rise on the parking lot that is currently set between the Hyatt Hotel to the south and an historic building to the north.

The Entertainment District of course has been home to some of the most successful new condo launches in the city over the past year: Peter Street Condos, Tableau Condos, The Bond, Cinema Tower, Studio2 etc. were all launched in the last 12 months and all have sold extremely well. This part of the city is shaping up to what some are calling “The Next Yorkville”. While it remains to be seen if this will actually happen, there is no doubt that the movement of the Film Festival head quarters from Yorkville to this area was a watershed moment in the downtown development scene. This combined with the city’s approval of the 46-storey Festival Tower buildilng some years ago through the door wide open to high-rise development in this once mid-rise area.

Menkes is one of the best developers in the City. They have been part of the transformation of North York and the Yonge-Sheppard-Finch corridor over the last decade. The Carnaby is the latest in Streetcar Developments rather impressive condo portfolio. Just a couple years ago Streetcar was one of the smaller, lesser known condo developers in Toronto but today they are making a serious push to compete with the big boys. The Carnaby represents their most ambitious project to date at 20 storeys. Previously Streetcar was known for their smaller boutique-y buildings like Corktown District, Sync Lofts, Edge Lofts, Trinity Lofts etc.

Their most recently launched project before this one of course was The Carlaw. Streetcar has always been about developing buildings in up and coming areas that are slightly off the beaten path. Investors who have followed them on this vision and bought into their projects in the early stages of pre-construction have pretty much universally done very well on their investments. Now they are making a big push into the West Queen West neighbourhood with the recently completed 2 Gladstone and the now under construction 8 Gladstone.

Peter Freed is almost an institution in King West. His projects have played such an important role in the condo industry in Toronto that I named his first building, 66 Portland, as one of the top-10 condos that changed Toronto in a recent series I wrote for buzzbuzzhome.com. Now Freed is branching out of his favourite ‘hood and will be launching projects in the near future in the St Lawrence Market area (Sixty Colborne), Yorkville, and Yonge and Eglinton.

Freed’s projects are high on design and he is more forward-thinking than most developers downtown. This project is no exception and he brought on “starchitect” and local guy Peter Clewes from architectsAlliance to design the building.

The floor plans in this tower are the best I’ve seen from any project that has launched so far this year. The tower suites are all excellent and the podiums are pretty much all solid too. The rooftop will be ultra-sexy with a specially designed raised swimming pool and patio/lounge area. Imagine going home on your lunch break for a dip in the pool!

The St Lawrence neighbourhood is one of the best in the city. It’s right up there with Yorkville, King West, the Entertainment District,and of course the Yonge/Bay Corridors as the hottest in the city over the last 18 months. This building will appeal to investors, first time buyers and even down sizers with a sense for modern living. There are some larger suites in the 1000-1300 sq ft range which is refreshing to see and is perfect for this location.
