<p>It&#8217;s black-on-black with white accents for this tower that will surely stand out from the its neighbours when complete in a few years. The tower will rise on the parking lot that is currently set between the Hyatt Hotel to the south and an historic building to the north.</p>
<p>The Entertainment District of course has been home to some of the most successful new condo launches in the city over the past year: Peter Street Condos, Tableau Condos, The Bond, Cinema Tower, Studio2 etc. were all launched in the last 12 months and all have sold extremely well. This part of the city is shaping up to what some are calling &#8220;The Next Yorkville&#8221;. While it remains to be seen if this will actually happen, there is no doubt that the movement of the Film Festival head quarters from Yorkville to this area was a watershed moment in the downtown development scene. This combined with the city&#8217;s approval of the 46-storey Festival Tower buildilng some years ago through the door wide open to high-rise development in this once mid-rise area.</p>
<p>Menkes is one of the best developers in the City. They have been part of the transformation of North York and the Yonge-Sheppard-Finch corridor over the last decade. Now they are making a big push downtown with Noir, <a title="Fabrik" href="http://www.truecondos.com/fabrik/">Fabrik</a>, and coming later this year (most likely), <a title="1 York and 90 Harbour" href="http://www.truecondos.com/1-york-and-90-harbour/">two 70-storey towers to Harbourfront</a>.</p>
<p>Amazingly, this building is only 1 of 3 new condo towers that will be launching this year in this intersection at King and Peter! Also coming this month will be <a title="Tux Condos" href="http://www.truecondos.com/tux-condos/">Tux Condos</a> by Great Gulf and eventually we will likely see <a title="King Blue" href="http://www.truecondos.com/king-blue/">King-Blue Condos</a> (if that&#8217;s what they end up calling it). If you&#8217;ve been watching this area over the past year you will note that some are calling King and Peter the <a href="http://www.blogto.com/city/2011/01/is_king_and_peter_torontos_next_hub_intersection/" target="_blank">&#8220;Next Hub Intersection&#8221;</a> downtown.</p>

<p>Lifetime are arguably the hottest, hippest developers in the city right now. Their projects really bring the sizzle to a sometimes staid industry. Lifetime has all the ingredients for a winner with this project located on Adelaide, just west of John Street. Great floor plans, competitive pricing for the neighbourhood, great standard finishes, and an excellent name. There&#8217;s something very suave about being able to say that you live at &#8220;<a href="http://truecondos.com/wp/the-bond-condos">The Bond</a>&#8220;.</p>
<p>The extremely sexy podium (see below) will have several floors of office space (perfect for this area and will continue to help the neighbourhood lose the &#8216;clubland&#8217; image), followed by 2 floors of amenities for the condos (including an outdoor pool-everyone&#8217;s got one these days!), then it&#8217;s 31 floors of condos ranging from 327 sq ft studios to 859 sq ft 3 bedrooms.</p>
<p>The entertainment district can probably safely be renamed the condo district, as this is the 8th (by my rough count) 30+ tower in the immediate area to be launched in the past year! Others include The Mercer, Studio, Tableau, Peter Street Condos, Cinema Tower, Theatre Park, Bisha, King-Charlotte. Buyers want to live here, and clearly the city of Toronto is highly encouraging developers to build here. In 5 years there will be probably 10 40-storey towers in the entertainment district that are not there today.</p>

It will not be physically connected to Festival Tower, however purchasers will enjoy a 3-year membership to Bell Lightbox (located in Festival Tower), and access to private, residents only TIFF screenings. Amenities will include a full size indoor basketball court, fitness studio, outdoor Urban Terrace lounge, guest suites, screening room, and party room.</p>
<p>Starting prices right now are around $700 per square foot at Cinema Tower with parking spots going for $42K. On the one hand, these price points make Cinema Tower more expensive than other area offerings like Peter Street Condos, Tableau, King-Charlotte, and the like. On the other hand, Cinema Tower isÃ‚Â arguablyÃ‚Â priced LESS than what Festival Tower is selling right now. (I say arguably because Festival Tower has not registered yet and therefore we only have assignment listings and hearsay to go by.) So is it a good deal or not? Well, if you believe that Cinema Tower is unique because of it&#8217;s connection to Bell Lightbox and TIFF, then it&#8217;s a great deal, if you believe that it&#8217;s &#8216;just another condo tower&#8217;, then it&#8217;s overpriced.</p>
<p>Looking at the history of Festival Tower, even when it launched several years ago, it was priced at a premium compared to other area offerings, yet it sold very well and appreciated in value <em>extremely </em>well. Cinema Tower will have high-end finishes, great amenities, a connection with Bell Lightbox, and the brand recognition that comes with itsÃ‚Â associationÃ‚Â with one of the world&#8217;s most respected Film Festivals. There is certainly a compelling case to be made that Cinema Tower purchasers will see a solid ROI by buying at prices on par or <em>below</em> that of the nearly completed Festival Tower half-a-block away.</p>
<p>With Daniels as the developer you get 3 significant bonuses as a purchaser:</p>

<li>You know you are getting a well-built building with a high probability of being completed on time</li>
<li>Construction has already started (because Daniels has the ability to build before selling-only a few developers can pull this off), meaning occupancy will start in about 2 years (versus 3-4 with other area developments)</li>

<p>Designed by architectsAlliance, interiors by Cecconi Simone, and developed by Centrecourt Development, this 40-storey tower with 427 suites is aimed squarely at investors and first time buyers. Average suite size is 550 sq ft, meaning there are a lot of very affordable units in the sub $350K range.Ã‚Â Side note: the architects at architectsAlliance will be sure to want to make this one a beauty because their offices are right across the street and they will have to stare at the building every day!</p>
<p>Located at Peter and Adelaide, equidistant from both King street and Queen Street, the location project is right in the heart of the rapidly gentrifying Entertainment District.
