UPDATE: I corrected the map above after I received some great info from a Jimmy Jax (see the comments section), and I added a rendering of the RBC office tower.

No, Toronto is not getting a 200 storey condo building, but a couple of developers are planning some massive projects in the heart of the York Centre neighbourhood.

Menkes is planning not one but two 70-storey towers on their site at 90 Harbour street, directly south of Maple Leaf Square on the other side of the Gardiner. Tridel is also planning a 75-storey tower just west of there on a triangular shaped lot directly south of where the ICE towers will be located. Three 70+ storey towers = more than 200 storeys of condos and over 2000 units coming soon to this location. Wow. To put that in perspective, the two towers of Maple Leaf Square have around 872 units combined.

I put together the graphic above to try to illustrate what’s happening in the area. Infinity 3 and ICE 1&2 are under construction. Tridel and Menkes are in the proposal stage, and RBC is going to be the lead tenant in a new office tower to be built on Queen’s Quay just east of York. I am not sure what the future of the site with the question mark on it is (if anyone knows please let me know). The one above the ICE site will be a commercial building. The one east of the Menkes site is currently the famous Harbour Sixty steak house.

Have you heard of REVE? For most of my readers the answer is probably ‘no’. You’d probably be surprised to know that REVE is a new project by Tridel (Canada’s largest condo builder), that it is located downtown, and that over the weekend they completely sold out of all 1 and 2 bedroom units and have a massive waiting list for any rescissions.

Tridel was very smart. They saw a massive shortage in the marketplace for units priced under $300K. They packed the building with small 1 bedrooms and studios and the market responded loud and clear. They launched this project with almost no marketing, using only the momentum of the market, word of mouth, and a simple formula of giving the people what they want.

REVE will be located at 560 Front St West, just west of 550 Front St (a mid-rise condo building), and just east of Front and Bathurst. Not the most glamorous location, but still a short walk to the King West epicentre – King and Bathurst. Prices were in the $500 per square foot range which for a Tridel project downtown, is a pretty good deal.

The project is already under construction and is to be completed by next year. The site was originally going to be a hotel, but Tridel bought the site over the summer and will build a condo on the existing floor plate. This may explain why many of the floor plans were quite unusual – the floor plate was never designed to be for condos.

Standing tall above Wellesley Street, between Jarvis and Sherbourne, The Verve is a big part of the ongoing transformation that is taking place on the downtown’s east side. James Cooper Mansion by Tridel at Sherbourne and Bloor. Prime units are still available.

James Cooper Mansion is the latest downtown project from the well respected builder, Tridel. The project is unique in that it will incorporate the original “James Cooper Mansion” building that stands on the lot and was built in 1882. The building was used most recently by the Knights of Columbus.
